IPH Group to Take Over Center Management for City-Center Bergedorf in Hamburg

Starting in January 2026, IPH Group will assume responsibility for center management at City-Center Bergedorf in Hamburg. The mandate from Principal Asset Management also covers commercial and technical property management, in addition to leasing, which IPH has handled since March 2025.

Principal Asset Management® has appointed IPH Group to manage the City-Center Bergedorf in Hamburg. Starting in January 2026, the mandate covers center management as well as commercial and technical property management. IPH Group has already been responsible for leasing since March 2025.

“The decision to entrust IPH Group with this mandate is based on the excellent collaboration and results we have seen over the past four years in the center management of City Galerie Aschaffenburg. As an owner, we particularly value the commitment and expertise of the team, which have been instrumental in driving the development of an asset and securing its long-term success,” says Daniel Wahle, Director Asset Management at Principal Asset Management.

“As we successfully implemented in City Galerie Aschaffenburg, we will also take a strategic approach to tenant mix optimization in Bergedorf. For City-Center Bergedorf, our goal is to strengthen its role as a central destination for the people of Bergedorf and the surrounding suburbs, while continuing to enhance the center’s character,” adds Lars Jähnichen, Managing Director of IPH Group.

City-Center Bergedorf is home to more than 80 specialty stores across a sales area of around 40,000 square meters. Anchor tenants include P&C, C&A, TK MAXX, and Edeka. Complementing the retail offering are 90 apartments, various administrative offices of the Hamburg district and city, as well as a medical center.

The center stands out thanks to its clear structure and carefully planned layout of buildings with different functions: on one side of the street, a shopping mall with a focus on fashion and gastronomy; on the other, a retail park serving as a platform for large-scale tenants such as Kaufland and Saturn. This concept creates a balanced combination of shopping experience and functionality, reinforcing the site as an attractive destination for the region.
